With both the rental and real estate market hot right now it seems like many more people are choosing to be landlords. Real estate is a great way to build wealth and rentals offer a superb opportunity of cash flowing an asset. Although, being a landlord comes with a few challenges and we are here to provide you with some tips and tricks to make your investment as lucrative as possible.

  1. Finding a tenant. As with real estate, marketing is key. Although, more likely than not you will want to keep expenses down. While you may not want to spring for professional pictures, consider using BoxBrownie. You take the pictures and they enhance them. With edits being as cheap as $1.60 a photo, it is well worth the money!
  2. The right tenant. Of course, getting a tenant in the home is a crucital step but finding the RIGHT tenant is paramount. Real estate is an asset and you want to ensure that tenants will treat your property with love and care and pay rent. Keep the bar high for tenants and always background and credit check potential tenants as a means to complete your due diligence. Lucky for us in Denver, rentals are in high demand and you will have your choice of tenants.
  3. The logistics. There are a lot of details to a rental property; marketing the home, finding a tenant, credit and background checks, collecting the rent check monthly and repairs. There are many great free resources that can help in this process, such as Cozy. Upon entering the listing into the software, it syndicates to rental websites. Through this software, potential tenants can apply and request a credit and background check. When you choose a tenant both you and them can link up bank accounts through the site so you can accept rent electronically.
  4. Build a team. Whether you have one rental or multiples, you should always build a team. Who is your go-to handyman? Electrician? Painter? This will help when there is macitence or repairs.
  5. Enjoy your extra monthly income. Be mindful of keeping some cash aside for repairs and vacancies.

Real estate is an excellent investment. With some fine-tuning of the processes and treating it as the business it is, it can be a very lucrative investment. How will you spend your extra cash each month? Saving for another?!
