A modern spin on subway tiles.

Subway tiles have become quite popular in both bathrooms and kitchens. Subway tiles can be glass, porcelain or ceramic and it offers a fresh, clean look. Commonly, subway tiles are white but can be different colors. This picture showcases a bathroom’s backsplash with purple subway tiles. This is a great option to bring some color into a room.

Buyers – Taking Title

Taking title can often be a mysterious process for buyers. Often it is something discussed at the beginning of the home buying process and if no issues arise, it is not discussed again until closing. When starting to look at homes an agent will ask how you want to take title when purchasing the home. 

The most common ways to take title are as follows:
1. Sole Ownership: This one is the easiest to understand, it is when there is only one person/business or entity that will be purchasing. useful for: a single person, one business or trust taking ownership.
2. Tenants in Common: two or more people purchasing the home with equal rights. This option has rights of survivorship, meaning if one person were to pass away, the surviving owner would hold full right to title.

3. Tenancy in Common: two or more people have ownership rights. Each owner has undivided share in the property and the shares do not need to be equal but percentage of ownership between owner must equal 100%. This option does not have rights to survivorship. This means if one owner dies they may designate a beneficiary to transfer ownership of their part of the property. An owner may also sell their interest in the property to another owner at any time.

Make sure to have a conversation with your real estate agent about the different types of ways you may take title.

This is a great holiday to take time and not only give thanks but reflect. I am so thankful for where I am in life – Denver, a new career, close to family and so many other blessings! I hope each and every one of you get the opportunity to spend quality time with your loved ones during this holiday.
This is my first Thanksgiving in Denver (actually the first holiday in Denver) so it will be a little different but good nonetheless. See, my family is very close and every single holiday we spend together. This Thanksgiving we will not be together but were lucky enough to celebrate last week. I have found I am not the only one in Denver to be family-less this Thanksgiving as there are so many transplants. It seems many people’s Thanksgivings are with friends rather than families here. How grateful am I to have friends that are willing to take me in and share their holiday with me?

Office Space Alternative

Not enough room for an office but have a need for a workspace? If you have the space, consider putting your desk behind the couch in place of a console table. 
What do you think of this look? I think it is a great option if you do not have the extra space for an office but need a desk. The trick would be just keeping an organized desk since it would be in clear view, my workspace has a tendency to get unorganized quickly.

Downsizing 101

Downsizing can often be a bittersweet transition as change often is. The reasons to downsize are plentiful but one thing is true it can be logistically difficult adjusting to a smaller space. If you are anything like me, no matter how much you plan you always still have too much stuff in your new home. I went from a 1,500 sq foot home in New Hampshire with A LOT of closet space to a one bedroom, 1 bathroom with minimal closet space. Prior to my move I went through and gave close to 5 large trash bags of stuff away and arrived in Denver with still too much stuff. 
I have found the trick to downsizing is organization. With a smaller space you need to be creative with both your space and how you organize. My new apartment has tall ceilings which is great to make the place feel bigger but the walls are also an awesome way to utilize extra space in a smaller home. When you have too much stuff – go up and use the walls as a means to organize. 
Here are some of my favorite ways to organize with the help of your home’s walls. 
1. Create a command station. It is a great way to communicate with other people in your home and store things that you use everyday such as keys.
2. Mount ledges on the wall to organize books. Great idea if you do not have enough space for a bookcase but have a lot of books.
3. Use caddies or buckets to store really anything! I love the idea of using this in the bathroom.
3. As a lover of jewelry I have an endless battle of figuring out a way to organize all of it without getting tangled. This would do the trick.  
4. A pegboard on the wall can help with organization in any room.
5. Using clipboards to organize and display pictures or important papers.
